93 XJ with low miles, but lots of quirks

Hi, I'm brand new to the site. I'll post a intro soon enough, but wanted to get some help with the following first. I just bought a 93 XJ with 8000 miles on it. The last owner claims to have done a lot of work. I think it's been a beginning bike for a lot of people. Never crashed, doesn't look like it as ever dropped. Lots of "garage" dings.

Speedometer light burned out
petcock switch missing. (broke off?)
Clutch is adjusted all the way out, and engages too far out in the handle
tires are original--look good tread wise, but 22 yrs old?
headlight low beam aimed right at the ground in front, maybe 4 ft out
and tonights ride I just noticed: 6th gear, aprox 55mph, tach shows I'm redlining at 9-10. I can hear this is not the case.
Back brake squeaks, front brake really grabby...way too grabby

I don't have a manual and not much experience with wrenching on bikes. My first issue will be the speedo light. after that I want to replace tires ( a shop for that) and then the tach. Not sure if it needs replacing? I can't find anything online.

Any help or advice appreciated!
